How to Furnish a Short-Term Rental Property That Earns Consistently

The difference between a well-performing Airbnb and one that underperforms often comes down to furnishing decisions made before the first guest arrives.

Short-term rental guests make decisions quickly. A listing photograph is often the first — and sometimes only — factor in whether they book. And that photograph is a direct reflection of how the property is furnished.

Why Furnishing Decisions Matter More Than You Think

Most short-term rental owners focus on the basics: a comfortable bed, a functional kitchen, reasonable Wi-Fi. These are necessary, but they are not what drives strong reviews or premium pricing.

What drives both is a space that feels cohesive, considered, and elevated. Guests staying in well-designed spaces give better reviews. They pay more. They return.

The Three Principles of Strong STR Furnishing

1. Design for the photograph first. Every room should have at least one strong visual moment — a piece of art, a styled bedside, a composed sitting area. These are what convert browsers into bookers.

2. Select for durability, not just appearance. Short-term rental furniture takes real punishment. Choose pieces that look premium and hold up — robust fabrics, solid frames, surfaces that clean easily. False economies in furniture choice become expensive very quickly.

3. Achieve coherence, not complexity. A tight, cohesive palette of three colours and two or three materials works better than a room full of individually interesting pieces. Coherence reads as quality in photographs and in person.

Common Mistakes to Avoid

  • Furnishing to personal taste rather than guest appeal
  • Underinvesting in bedding and soft furnishings (guests notice this)
  • Overcomplicating the design with too many competing elements
  • Neglecting the kitchen and bathroom — guests photograph these
  • Choosing furniture that photographs well but functions poorly

The Return on Better Furnishing

A property that is properly furnished and styled will typically achieve a higher average nightly rate, better occupancy, and stronger reviews — all of which compound over time. The investment in quality furnishing is almost always recovered within the first year of strong performance.
